How will you value my property and how can I be sure it is an accurate valuation?

In terms of valuing your property we base our valuations on the facts. We use current data and research to determine an accurate selling price for your property depending on market conditions, the buyers on our database and the timescales that you are working towards. We will provide you with comparable properties that have sold as evidence of the figures we are giving you and then together we will decide on the best approach for your property.

 

What fees do you charge and when are they due?

Our fees vary depending on a number of factors, generally we charge a % fee plus VAT. In some situations we will offer a tiered fee structure which means that depending on the price that we achieve for you our commission % changes. Our fee becomes legally binding on exchange of contracts and payable on completion of the sale.

 

Should I find my next property before putting my property on the market?

Communication is key throughout the sales process. Many vendors have concerns that if they find a buyer they will be forced to vacate or put under pressure to find. If we know that you need to find your next home it is our job to relay this information to all your prospective purchasers which instantly takes this possibility of pressure away. In terms of your search you will be taken much more seriously by the estate agents you are looking through if your property is on the market or you have already secured a buyer.

 

When should I instruct a solicitor?

Once you have decided to sell we would recommend that you contact a solicitor to collate all the necessary documentation in order to start preparing the draft contract. By being prepared it immediately shows your buyer that you are a committed seller and we don’t lose any initial momentum.

 

We advise that you instruct a solicitor recommended by someone you know or by ourselves. There are a number of internet based conveyancing firms that offer very appealing rates to buyers and sellers but often they are overloaded with cases and the backlog and associated delays can be detrimental to your sale.

 

Will I receive feedback after viewings?

Of course! Feedback after viewings is essential for both you and us as your agent and you can be assured that we will always report back to you with honesty and clarity.

How I do I decide whether or not I should accept an offer?

Once a buyer makes an offer we require them to do so in writing using a number of pertinent questions to get an understanding of their position. We always make sure that they are qualified in writing either by their bank, financial adviser or our independent broker to confirm their ability to proceed based on their offer. We also request written proof of funds in terms of deposits and cash offers. Once we have all this information we will discuss the merits of each buyer so that you can make an informed decision as to whether or not to accept their offer.

 

Do I have to take my property off the market once I accept an offer?

It is usual to remove your property from the market for a period of time and to show it as ‘under offer’ on the web in order to give your buyer confidence while they start to spend money on surveys, legal fees etc. However should we at any stage have cause for concern we will discuss this with you and can look to remarket if necessary until we see that more progress has been made to move towards exchange of contracts and completion.

 

What happens next?

At this stage we issue a Memorandum of Sale and put your solicitor in contact with your buyers solicitor so that the contract can be issued. If your buyer is getting a mortgage their lender will instruct a valuation of your property and they may decide to get a more detailed survey such as a Homebuyers report or a full structural survey. Once these are carried out we will let you know the results and should any issues be raised we can recommend ways to move forward in terms of getting additional reports if necessary.

 

How soon can my sale complete?

This depends on a number of factors, every sale is different. Does your buyer require a mortgage or are they a cash purchaser? If you have certain timescales that must be met we will ensure that we choose the buyer with the best ability to meet these and we will liaise with you, the solicitors and surveyors until we reach exchange of contracts and thereafter completion.
