How do you decide upon the rental valuation for my property?

The rental market is a fast paced market and in terms of pricing a property to let it is based on a number of factors including the time of year, condition, level of furnishing and the availability of similar properties in the vicinity.

 

At Indago we look at all these areas in order to provide our valuation and we will show you direct comparable properties as evidence of our pricing.

 

What options do I have in terms of the services you offer?

There are various levels of service that we offer from the basic, ‘Let Only’ and the all inclusive ‘Let & Managed’ service. When we meet with you we will discuss in detail the merits of each service and the related fees. For absent landlords usually the full ‘Let & Managed’ service is the preferred option and with this we cover every aspect of the rental process and you can relax knowing that we are responsible for looking after your tenants and property at every stage.

 

How do we decide who is the right tenant for us?

Whichever level of service you opt for we follow all the guidelines to ensure we find the right tenant for you. Firstly all of our agents meet your potential tenants on the viewings so they will be able to give you some insight on a personal level. Once the interested tenants decide to make an offer they pay one weeks rent as a show of their intent to take the property off the rental market while the referencing process takes place. We use external, unbiased referencing companies and as soon as we have heard from them we contact you and discuss the results so that you can make your decision.

 

What options are there if the referencing results are poor?

Depending on the personal circumstances of each tenant there are options available if they fail the referencing process. For example they can pay 6 to 12 months rent in advance to give the landlord peace of mind or if someone’s employment history is not sufficient or they are a student they may opt for a guarantor. The guarantor has to be a UK home owner who commits to paying the rent should the tenant fail to do so.

 

What fees do Indago charge tenants?

We charge each tenant a fee that covers referencing the individuals and drawing up of the contract. Landlords do not have to contribute towards the tenancy or referencing process.

 

How often will receive a financial statement from Indago?

We will send you a statement on a quarterly basis which will show the rent paid and any charges should there have been any works carried out at your property (depending on which service of letting you have employed us to do). Furthermore we can give you advice on any overheads associated with your rental property that you may be able to offset against your Annual Tax Return.

Often what was once your home becomes a property that you rent out and we understand that emotions are attached to such properties and respect that. Our aim with any rental property is to identify tenants that will respect your property as if it was their own home.

 

What fees do Indago charge landlords?

Indago will charge landlords a fee of 12% of the yearly rent for finding tenants and drawing up contracts.

 

If a landlord requires Indago to find tenants and manage the property after the tenant has moved in, we will charge 18% of the gross yearly rent. This will be taken as 12% at the start of the tenancy and then 6% will be taken from the monthly rent before the balance is paid to the landlord.

 

If a property is managed by Indago, our professional team will collect the rent on behalf of the landlord and deal with any of the many issues that can arise when letting a property. For instance, if the boiler breaks down or the washing machine stops working, the tenants will address any problems to us and we will deal with it on your behalf. We usually agree a sum with our landlords that we can spend up to (usually £100) that we can sort out minor issues without seeking the permission of the landlord. Any problems that require a larger amount to be spent, we will always seek your permission before going ahead with the work. Indago will make sure that there is a valid Gas Safety Certificate and make sure that all other legal safety requirements are met before the tenancy commences. A Fully Managed service takes the stress out of being a landlord.
